will keep the improvements on the premises insured ag,e~inst (1)
losa by fire and lightning, (2) loas by Windstorm, hail, explo-
sion, riot attending strike, civil commotion, aircra.ft, vehicles,
smoke and other riska normally included within extended coverage,
and (3) within thirty (30) days after notice and demand such
other hase,rd or hazard~ including war risk if obtainable from
any goverriment or qu~e?si-government agency or euthority, and such
other insurance policiea, including rent insurance, that mey be
required by Mortgagee, in such amounts as may be specified by
Mortgagee from time to time, and in default thereof Mortgagee
may, but shall not be obligated to, obtain such inaurance and
pay the premium therefor, and Mortgagor agrees to reimburse
Mortgagee upon ~e~nd for all premiums thus paid together with-
: interest as hereinafter provided. The policies of insurance
provided for hereunder shall be in form and iasued by companies
satisfactory to Mortgagee and shall contain endorsements pro-
viding for payments of proceeda solely to Mortg,agee;_ and
Mortgagor hereby asaigns to Mortgagee the full proceeds of alI
such policies; and should Mortgagee receive ar~y insurance
monies, such monies may be retained and applied by Mortgagee
toward payment of the indebtedness secured hereby, notwithstand-
ing the fact that the amount owing thereon may not then be due
and payable. 3uch policies shall, by their terms, be non-
cancellable for any reason until ten (10) days written notice
is given to Mortgagee of intention to cancel.
3• That no building or atructure on the premises,
including the.awimming pool located thereon, ahall be altered,
removed or demoliahed ~ithout the written conaent of the
Mort$agee.
4. Tha.t the whole of said principal sum and intereat
shall become due at the option of the Mortg,agee; after dePault
