In ar~q action or proceeding to foreclose this mortgage, or to recover or collect the debt secured hereby, the proviaions oP law respecting the recovering of costs, disburaements and allowances shall prevail unaffected by this covenant. 11. TYsat the Mortgagor hereby assigns to the Mortg~agee the rents, issues and profits of the premises and f'urther eecurit for the payment of said indebtedness, and the Mortgagor grants to the Mortg,agee the right to enter upon the premiae8 for the purpos of collecting the same and to let the premises or any part there- of, and to apply the renta, isaues and profits, after payment o~ all necessary~charges and expenses, on account oP said indebted- nesa. This assig~ent and grant ahall continue in effect until this mortgage is paid.
