rates and carrying cha~cgea becoming due againet said premises,
but such right of the Mortgagor msy be r~voked by the Mortgagee
upon ar~y dePault, on five days~ Nritten notice. The Mortgagor
will not, without the written conaent of the Mortgs~gee, receive
or collect rent fra~ any tenanta of eaid premiaes or aqy part
~ thereof for a period of more than one (1) month in advance, and
in the event of ar~y default under this mortg,age will. pay monthly
in adva~ce to the Mortgagee, or to ar~y receiver appointed to
collect said rents, iseues and profite, the Pair axid reasonable _
rental value for the uae and occupation of said premises or of
such part thereof a~ m~y be in the possession of the Mortgagor,
and upon default iri ar~y such payment will vacate and surrender
the posse$sion of said premises to the Mort~agee or to such
receiver, and in defa~ult thereof may be evicted by summary
~ proceedings. -
12. That the whole of said principal aum and the
_ intereat shall became due at the option of the Mort~gee: (a)
after failure to exhibit to the Mort~agee, Kithin ten (10) days
after demQnd, receipts ahm~i.ng payment of all taxes, water ratee,
sewer rents and asseasments; or (b) after the actual or threatene
alteration, demolition or removal oP any building or atructure or_
the premises, including the ~xim~ning pool located thereon, tiith-
out the ~rritten consent o~ the Mortgagee; or (c) after~the assi~n-
ment of the rents of the premises or any part thereof s~ithant the
~ritten consent of the Mortgagee; or (d) if the buildinga or
s~im~ing pool on sald premisea are not ma.intained in reasonably
good repair; or (e) aPter failure to eomply xith ar~y requirement
or order or notice of violation of law or ordinance issued by ar~y
goverrimental department claiming ~uriadiction over the premises
within three (3) months fran the isauance thereof; or if on
application of the Mortg,agee t~o (2) or more fire in$urance
