in the payment of ar~y indebtedness secured hereby or in the
performance of ar~y obligation, covenant or agreement herein; ar
in said note, bond, mortgage, deed-of t~ust, trust deed or deed
to secure debt contained, Assignor ahall have the right to
collect upon, but not prior to accrual, all rents, issues and
profita from said leased premises and to retain, use and en~oy
the same.
2. Upon or at any time after default in the payment of

oblig,ation, covenant or agreement herein or in said note, bond,
mortgage, deed of trust, trust deed or deed to secure debt con-

to Trustee thereunder, and without regard to the adequacy of
security for the indebtedness hereby secured, either in person
or by agent with or without bringing any action or proceedinga,
or by a receiver to be appointed by a court, enter upon, take
possession of, manage and operate said demised premises or at~y
part thereof; make, cancel, enforce or modif~ leases; obtain and
evict tenants, and fix or modiPy rents, and do ar~y acts which the
Baxik deems proper to protect the security hereof, and either with
~ or without taking possession of said property, in its own name
