12. That, in order more fully to protect the eecurity of thie mortgage,
the rtwrtgagor, together with, and i~ addition to, the monthly payments under the
terma of the note secured hereby, on the first day of each month untll the said
note ia fully paid, and in additfon to the pravisions hereinbefore made, will pay
to the mortgagee the foltowing sume:
(a) A sum equal to the premiums that will next become due and payable on
policies of fire and other hazard insurance covering the mortgaged property, plue
taxes and assessments next due on the inortgaged property (all is estimaced by
the mortgageej less all sums already paid therefor divided by the number of
montha to elapse before one month prior to the date when s~sch premiums, taxes
and assessments will become due.

(b) All payments mentioned i~ the preceding subsection of this paragraph
and all payments to be made under the note secured hereby shall be added together
and the aggregate amount thereof sha21 be paid by the mortgagor each month in a
single payment due upon the ffrst of each and every month hereafter.
Any deficiency in the amount of sach aggregate monthly payment shall, unless
made good by the mortgagor wfthi~ thirty (3J) daya next 3fter the same becomes
due and payable, constitute an event of default under this mortgage,
13. If, however, the monthly payments made by the mortgagor under (a)
of paragraph 12 preceding shall not be aufficient to pay taxee and assessments and
insurance premiums, as the case may be, when the same shall become due and
payable, then the mortgagor shall pay to the rnortgagee any amount necessary to
make up the deficfency, on or before the date xhen p3yment of such taxea, assese-
ments or insurance premiums shall be due.
