THE MORTGAGOR COVENANTS AND AGREES THAT: -
(1) The MORTGAGOR herein shall make the payment , called for in the first ~~9a9e
now encumbering this property, to the MORTGAGEE herein, which payment the MORTGAGEE here-
in shall in turn deliver to the owner of the said t`i=9t ~ • ~~9a9e •
(2) If the MORTGAGOR herein does not make the schedule~! pnyments as they oome due under the afore-
~~d f irdt ~9~ then the MORTAGEE here at itmption, can meke the said delin-
quent payment , addir~g said payment made to the balanoe due under this rrwrtgage deed. In
the event that the MORTGAGOR herein does not make the scheduled payments as they become due
under the aforesaid 111"9t _ ~ mortgage , then at the option of the MORTGAGEE
herein, ths entire balance due hereunder can.l~e decJared due and payable in full on demand by the
said MORTGAGEE herein.
(3) The MORTGAGOR herein shall not fu~ther encumber this property, except by obtaining ihe permiuion
of the MORTGAGEE herein. - - ~
(4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinanoe the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of said refinancing to be applied against the unpaid balance due hereunder.
(S~ The MORTGAGOR herein will at the request of the MORTGAGEE herein acknowledge this mortgage ~
and the amount still due at the time of the request on a form provided for this purpose by the MORT- _
GAGEE. .
(6) Failure on the paA of the MORTGAGOR to cqrnply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as set foMh above in sections 1, 2, 3, 4 and 5, empowers the
MORTGAGEE herein, at his option, to decJare the entire balance due hereunder to be due and payable
at once. Failure of the MORTGAGEE herein, to exercise this option at any time shall not oonstitute a
waiver of the right to exetcise this option at some later time.
(n In the event of foreclosure of this mortgage dxd, the MORTGAGOR will be held liabte oniy to the ex-
tent of the properly encumbered by this mortgage deed.
