RBNT: Lessee covenants and agreea to pay to Lessor as rentai -
on the above described premises, as folio~rs, to-wit: ~ _
Rental on the premises is the sum of $1,250.00 per month, plus -
Two and One-Haif (2~) Cents per galion for each gailon of gasoline
delivered to said premises for resale in excess of 50,000 gal~ons ~
per month, provided that the rent in addition to the said sum of
31,250.00 per ~onth shail not be less fihan the sum of ~250.00 per .
month. The sum of ~1,250.00 per month shaii be paid by Lessee to
Lessor in advance, the fi'~st payment thereof to be made on the day
the building to be erected is ready for occupancy, and thereafter
on the same day of each month for One Hundred Nineteen~(119)
consecutive months. - •
That part of the_ rent based on 2~ Cents per gallon for each
galion of gasoline delivered to the pre~ises for resale, in excess -

to the premises for resale in excess of SO,OOO.galions during that
month, and at the end of each year of the term hereby granted, said
sum sa deposited in escrovr shall be~ paid -over to Lessor. And in
the event that the total su~ so deposited in escrow during each -
- 12 month period of the term hereof, shail be.iess than ~3,000.00,
then Lessee shali pay to Lessor at the end of each year of the term
