Lessee shail maintain the building to be conatnucted upon the
premises (interior and exterior) in good condition, properly ~
painted and in attractive appearance at all times duriag the ter~

The Lessor shaii not build, or cause to be constructed, another
gasoline filiing station within th~ limits of the Cit_q of °-ort ~
Pierce, Plorida, and shail not engage in the operation or manage~aent "
of any gasoline- filling station~ as hereinabove described a~ any t~me _
during the term of this Lease or any renewal fihereof. ~ ~

Lessors shali not sell or offer for sa-le within the corporate .
limits of the City of Port Pierce, any automobile tires or batteries,
except those purchased for resale~from Lessee vrithout first securing ~
the written consenf of Lessee.

Lessee is hereby granted the privilege to sub-let the premises, -
~ for the conducting of the same character af business and for the
k same use as is hereinabove proyided for each of said parcels, condi-

~ tioned only upon the sub-lessee conforming to the terms and
conditions hereof, except as to payment of rentais for which Lessor
shali at ail times look to the Leasee. , ~

DESTRU(.TION OP PRF~ISES: In the even~t that the premises herein
described, shall be rendered unf it for occupancy, by f ire or, storm
or any other cause, the rentai provided to be paid bq the Lessee ~
to the Lessor rendered unfit, shall cease untii such time as the
property is again puf in satisfactory condition for occupancq,
~ Mhich sh~ii be done at the expense of the Lessor and which Lessor ,
