and ready for occupancy within 180 daya from the date in wbich
said premises became unfit for occupancq. And in the event that -
Lessor shall fail to restore said premise~ within said perioe~ of
time, then Lessee may at its optioa can~ei this Agree~ent of Lease,
and thereafter same shall become, Aull, void and of no ~further
force and effect. ~

TZ:e Lessor does hereby give and grant unto the Lessee, the
option, right and privilege to renew the Lease upon the above - -
d~scribed premises for 1~nro (2) additionai terms of five~ (S) years
each, the first thereof to begin at the termination of the Lease
hereby granted and the second thereof to begin at the end of the
first renewal, upoa the same terms and conditions as here'i~-sBt
forth. In the event that Lessee shal_1 be in default in the pauy-
¦ent of its rent or shall have violated either qf its covenants,
agree~ieats and conditions herein contained, then the right and
option hereby granted shall be null, void and of no further force
and effect. In the event that Lessee shall elect to exercise the
~ options herebq granted, it shali give written notice thereof to
€ Lessor, not less than ninety (90) days prior to the term. then. . ~

In the event that Lessor shall determine to sell the premises
during the term hereof, or any renewal hereof, as herein provided,
then and in that event, Lessee is herebq granted the option, right
and privilege to purchase said premises at the same price and upon
the same terms and conditions as Lessor may offer, or may agree to
seli same to a.ny other party. In the event Lessor determines to
seli said premi~ea, it shail give notice thereof in v?riting to
