~essee shall indemnify and save harmiess the Lessor from
and against anp and all claims, suits, actions, damages and causes
of action, arising during the~-term of this Lease or any ~xtension
thereof, or any personai -in3ury, loss of life and damaged property,
~sust~ined in or about the demised premises or to the buildings or
improvements and improvements piaced thereon, or the appurtenances
the~eto, or upon the adjacent sidewaiks, and from and'against all
cost, counsel fees, expensea and liabilities incurred in and about
t any such ciaim, the investiga#ion thereof, or the defease of any
action~or proceeding brought thereon, and-from and against aay `
orders, judgments and decrees, which may be entered therein.

F Lessee shal! procure and carry public liabilitq insurartce in the

~ sum of not less then ~100,000.00 for in;~ury to any one person, in ,
the $um of not less than ~300,000.00 for injurq to more than one -
person in one accident. Such insurance shail indemnify both Lessor
or Lessee against any loss or claim against damages. Lessee shall
promptiy deposit with Lessor sach policy or policies of insurance ~
or certificates thereof, and ali renewals thereof.

It is agreed by and between the parties hereto, that the
various rights and remedies herein contained and reserved to the
landiord shail not be conaidered as exclusive as any other right or
re~aedy, but the same shRll be construed as cumulative, and shail be
in addition to everq other remedy norr or hereafter existing at law,
in equitq or by statate.
