and shall perform, comply with and abide by each and every the
stipulations, agreements, conditions and covenants of said purchase
money note and of .this mortgage, then this mortgage and the estate L~~ r.~
created shall cease and be null and void.

And the said Mortgagor, for itself and its succeseors and
assigns, hereby covenants and agrees:
l, To pay all and singular the principal and interest
and other sums of money payable by virtue of said promissory note,
and this mortgage, or either, promptly on the datea respectively
the same severally come due. $very such installment of principal
or interest not paid when due shall bear interest at the rate of
eight per cent (8~) per annum until pai$.
2. To pay all and singular the taxes, assessments, levies,
liabilities, obligations and encumbrances of every nature on said
described property each and every, and if the same be not promptly
paid the said Yortgagee, its successors, legal representatives or
assigns, may at any time pay the same without waiving or affecting
the option to foreclose or any right hereunder and every payment so
made shall bear interest from the date thereof at the rate of siz
per cent (6`~i) per annum.,
3. To permit, commit or suffer no waste, impairment or
deterioration of said property, or any part thereof.
4. To perform, comply with and abide by-each and every
the stipulations, agreements, conditions and covenants in said pur-
chase money note and in this mortgage set forth.
5. If any of said sums of money herein referred to be
not promptly and fully paid upon the same becoio~ing due and payable,
or if each and every the stipulations, agreements, conditions and
covenants of esid note and this mortgage, or either,~are not duly
' performed, complied with and abided by, the said aggregate sum repre-
~ sented by said note shall become due and payable forthwith, at the
option of the 1[ortgagee, its successors or assigns, as fully and com-
pletely as if the said aggregato sum was originally stipulated to be
paid on such day, anthing in said promissory note or herein to the
contrary notwithstanding. '
6. To preserve, maintain and care for any citrus groves
upon the above described premises, so long as all or any part of the
indebtedneas secured hereby remains unpaid, such care and maintenance
to include cultivating, spraying, dusting, pruning, fertilizing, to-
gether with watering and protection against damage b~ frost and fire
~rhere customary and in keeping with local practice, marketing of crops
and replanting of trees when needed, all to be done_in a husbandlik~
manner and in accordance with approved methods of grove culture.
7. ldortgagor further agrees to pay all and singular the
costs, charges and expenses, including attorney's fees, reasonably
incurred or paid at any time by said l~ortgagee, its successors, legal
representatives or assigns, because of the failure on the part_of said
~ ~dortgagor, its successors, legal representatives or assigns, to per-
~ form, comply with and abide by each and every the stipulations, agree-
ments, conditions and covenants of said promissory note and this
mortgage, or either, and every such payment shall bear interest from
date at the rate of six per cent (6`~) per annum.
