~ IN ADDITION TO THE COVENANTS HEREINAFTER SEi OUT THE MORTGAGEE AND MORTGAGORS
' COVENANT AND AGREE THAT:
(1) The MORTGAGOR herein shall make within 7 days of the due date, the payments called
for in the lst mortgage now encumbering this property, to the MORTGAGEE herein at
it8 office or some other piace as designated by the MORTGAGEE herein.
(2) The MORTGAGOR he~ein shall pay within 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valorem city and/or county taxes, any special improvement assessments and any
other spe~ial governmental assessments or charges.
(3) If the MORTGAGOR herein do not make the payments on the lst mortgage , the fire and
windstorm insurance premiums and governmental taxes or special assessments as they come due, as well as
the payments called for in this mortgage deed, then ~nOR1ivAGEE herein can at it8
option make these payments, adding said payments made to the balanoe due hereunder. If any one or all of
the aforesaid pnyments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at its
o~tion, without further notice decfare the balanoe due under this mortgage due and payable in full at once
and forthwith plaae the matter in the hands of an attorney for oollection or enforcement. In this event all
costs incurred will be chargeable to the balanae due under this mortgage.
(4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt to do so without this written permiuion will be null
~ and void. ~
~ The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinsnoe ttte ~rst mo~igage
now encumbering this property at any time deel~ed desirable by the MORTGAGEE herein. The pro-
ceeds of the said refinancing shall be applied against the unpaid balanae due heteunder.
~ (6) The MORTGAGOR herein will be at the request of the MORTGAGEE F~e~ein acknowledge, in writing, _
the existence of this mo~tgage and the amount still due thereon on a estoppel fomn provided for this pur-
pose by the MORTGAGEE .
Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreemenis,
stipvlations, aonditions and oovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT
GAGEE herein, at his option, ro declare the entire balanoa due hereunder, to be due and payable at once
without notice. Failure of the MORTGAGEE herein, to exercise this optio~ at any time shall not oonstitute a
waiver of the right b exercise thia option at some later time.
(8) The MORTGAGOR furtfier agree that this mortgage ocnstitutes the entire oontract between the par-
ties hereto, thst they have resd the provis'wns of thia nwrtgage and the note it secures and that they are aware
of their ri ht to have their own attorne i mo thcr with the ssid note it secures end
