TIiIS WARRANTY DEED, Made and executed the 22nd day of May
19 67 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEB,
hereinafter cal2ed the Grantors, to Frank S. Sellaro and Mary E. Sellaro,
his wife

Alexandria, Virginia
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sue of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does~grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the g~rantee, all that certain Iand situate in
St. Lucie County, Florida, viz:

LAKEWOOD PARK, aecording to the Plat thereof recorded in Plat Book~ 11
page 5, Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenanc~s thereto
belonging or in anywise appertaining.
TO HAVE AND 7~0 HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seixed of said land in fee simple; that they have qood right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same aqainst the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
_ This conveyance is made subject to the following conditions and restrictions
which shall be construed-as covenants real running with the land to wit:
1. Subject to existing ea$ements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 257
at Page 472 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 1966 and subsequent years.
