to the Purchasers an abatract s#~~owinq the title to the property
above described to be qood and marketable.
The Purchasers shall be penaitted to qo into possession of
the property covered by thie Aqreement on the date of its execu-
tion, and shall assume all liability for insurance, taxes and .
maintenance fro~a and after that date. The Purchasers agree to
maintain the exterior and interior of all buildinqs in good condi-
tion and to maintain fire and extended coveraqe insursnce on the
- buildinqs in an amount of not less than the balance due Vendors
under thia Aqreement or the maximwn insurable value oE the propert ,
whichever is less.
Required documentary stamps shall be placed on the deed by
Vendors; In the event that a purchase money mortqage is taken by
the Vendors as a part of the purchase price, the intanqible tax
on it shall be paid by the Vrndors, and the required docwnentary
stamps on the note secured by it shall be paid by the Purchasers.
The titae of payment shall be of the essence and in the
event of any default in payment of any part of the purchase money
as and when it becomes due or in the performance of any other
obligations assumed by the Purchasers in this Aqreement, and in th
event that the default shall continue for a period of fifteen (15)
days, then the Vendors may consider the whole of the balance due
under this Agreement as in~nediately due and payable and collect- ~

ible, or the Vendors may rescind this Agreement, retaining the i
cash consideration paid for it as liquidated damages, and this ~
i
Agreement then shall become null and void. In the event that it i ~
~
necessary for the Vendors to enforce this Agreement by foreclosure '
proceedings or otherwise, all costs of those proceedinge, includ- ~
!
ing a reasonable attorney's fee, shall be paid by the Purchasers. ;

The obligations and benefits under this contract shall ~
~
extend to the personal representatives, heirs and assigns of the ~
respective parties to it. ~
