THIS WARRANTY DEED, Made and executed the 26th ~day of June
1967 , by DONALD L. SI~PHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,

WITNESSETH: That the Grantors for and in consideration of the sum of

acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate iri
St. Lucie County, Florida, viz:

LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 7, Public Records of St. Lucie County, Florida. ~
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawful2y
seized of said land in fee simple; that,they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will deEend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the follewing conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any ancl to easements shown on the sub- '
division plat.
, 2. Subject to restrictions of record recorded in Deed Book 257
at Page 472 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 1966 and subsequent years.
