~ The Mortgagor further oovenants as follows:
~ 1. That he will pay the indebtednesa, sa hereinbefore provided. Privilege is reserved to prepay at any time,
~vithout premium or fee, the eatire indebte~nesa or aay part thereof noC less than the amount of one installment~
~ or one hundred dollars (t100.00), whichever ia leea. Any pr~epsyment made on other than an installment

2. ~n order more fully to pmtect the security of this mortgage, the Mortgagor, together with, and in addi-
tion to~ the monthly payments under the terms of the note secwed hereby, on the ic~stallment due date day of
each month until the said note is fully paid, will pay to the I~iortgagee as trustee (under the terma of this "
trust as hereinafter ststed) the following sums:
(a) A sum equal to the ground rents, if any~ neut due, plua the premiums that will next bec.ome due and
payable on policies of fire and other hazard insurance covenng the mortgaged pr~operty~ plus tsxes
and sesesaments nea~t due on tLe mortgaged property (all as eatimated-by the Mortgagee and ot
which the Mortgagor is notified) leas all sums already pa~d therefor divided b~? the number of montbs
to elapse before one month prior to the date vrhen suchground rents, premiums, taxes, and asse~-
merita will beoome delinquent, such sums to be held by Mortgagee in tru~t to pay said ground rents~
premiums, t~axes, and apecial aseessments.
(b) Theaggregate of the amounte paysble pursuant-to subparagrap6 (e) and those payable on the note ;
secured hereby, shsll be paid ia a single paymen~ each month, to be applied to the following items
in the order atated:
(I) ground renta, tsxes, a~arnenta, Sre, and other hszard insurance premiums;
s (II) interest on the note aecured hereby; and
(III) amortizatioa of tLe principal of said note:
~ Any de&ciency in the amount of such aggregate monthly payment shsll~ unlesa msde good by the Mortgagor
~ prior to the due dats of the ne~t, such payment, constitute an event of default under this mortgage. At
1Vlortgagce's option, Mort~agor will pap a"late charge" not exceeding four per centum (4°Jo) of any install-
meut wfien paid more than $ftcen (15) dsya a!ter the due date thereof to cover the eatra eacpense involved
in handling delinquent payments, but sueh "Iste chatge" ahall not be payable out of the proceeds of any sale

3. If the total of the pa~yments made by the Mortgagor under (a) of paragraph 2 preceding shall eaceed the
amount of payments actually mede by the Mortgagee, as trustee for ground rente, taxes and asaesaments, and
inaurance premiuma, as tt~e case may be~ such excess shall be credited on subsequent payments to be made
by the tiiortgagnr for such itema or, at Mortgagee's option, as trustee shall be refqnded to Mort~a~;or. If,
howerer, such monthly pafinents shall not be sufi'icient to psy such items when the same ahall beoome due
and payable, then the rlortgagor shall pay to the biort~gagee as trustee any amount necessary to make up
