THIS WARRANTY DEED, Made and executed the 14th day of July ~
i9 , by DONALD L. SI~PHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to Matthew E. Jerniqan, and Catherine E.
Jernigan, his wife

hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of

acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in

TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever. ~
AND the Grantors hereby covenant with said Grantee that they are lawfully ~
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
TY~is conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded i.n Deed Book 239
at Page 415 , Public Records of St. Lucie County, Florida. ~
3. Subject to taxes for the year 1966 and subsequent years.
