THIS WARRANTY DEED, Made and executed the 14~ day of Jul
19 67 , by DQNALD L. SHEPHARD, AS TRUSTEE, and~JEROME A. SIMONS AS TRUSTEE,
hereinafter called the Grantors, to Wilson D. Richardson, and Mary E.
Richardson, his wife

Groveport, Ohio
hereinafter called the Grantee:
wITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, se21, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in

page 29 , Public Records of St. Lncie County. Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee sin?ple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author- '
ity to sell and convey said land; that they hereby fully warrant the title to !
said Iand and will defend the same aqainst the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyancs is made subject to ~he following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat. •
2. Subject to restrictions of record recorded fn ~ed Book 244
at Page 349 , Public Records of St. Luca.e County, Florida. -
3. Subject to taxes for the year 19 66 and subsequent years.
