THIS WARRANTY DEED, Made and executed the 14 day of July
19 67 , by DONALD L..SHEPHARD, AS TRUSTEE. and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to Hardy D. Moody, and Susan Maruk Moody,
his wife .

hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and ather valuable considerations, receipt whereof is hereby
acknowledged, by these gresents does grant, bargain, sell, alie~, remise, re-
lease, convey and confirm unto_the grantee, all that certain land situate in
St. Lucie County, Florida, viz: ~

LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 29 , Public Records of St. Lu~ie County. Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaininq. •
TO HAVE AND TO HOLD, the same in fee si.mple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject-to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division.plat. ~
2. Subject to restrictions of record recorded in I~ed Book 244
at Page 349 , public Records of St. Lueie County, F2orida.
3. Subject to taxes for the year 19 66 and subsequent years.
