will defend the same against the lawful elaims of all persons
whomsoever; and that said land is free of all enewabrances, exeept
fiaxes aceruing subsequent to December 31, 1966.

IT IS DISTINCTLY UNDERSTOOD AND AGREED that the property
described above shall be used for residental purposes only, and is
conveyed subje~t to the follawing conditions, limitations, restrictions,
and reservations:
1. No strueture of a temporary character, trail.er, tent, base-
ment, shack, garage, barn or other out'building shall be used on said
property at any time, either ternporarily pr permanently.
2. Any dwelling erected on the above deseribed premises shall
have a minimun area of 800 square feet, exclusive of stoops, carportes
and pprches.
3. No building shall be construeted on said property unless the ;
y front line of such building shall be at least fiwenty (20) feet ren~oved ~

~ from the front line of the property, and sideline of such building at
~ least ten (10) feet removed from the sidelines of the property upon
which same is constructed.

4. No animals, livestoek or poultry of any kind shall be raised,
bred or kept on said lot except that dogs, cats or household pets may
be kept, provided that they are not kept, bred or maintained for any
comme~cial purpose. -
