HomeMy WebLinkAbout2500 i 1593~9 AGRSEM$NT FOR DEED ~ ~ARTICLffi OF AGR~SMSNT, made this 7th day of August, 1967, between TRAUB ENTgRPRI3ffi, INC., a Florida corporation, party of the first part, and CHARLSS FLO~YD TYS013, JR. and LILLIAN P$ARSON TYSON, ]iis wife, parties of the second part, ~ aTITNffi88TH, That if the said parties of the second part shall first make the payments and perform the covenants hereinafter men- tioned on their part to be made and performed, the said party of the first part hereby covenants and agrees to convey and assure to the said parties of the second part, their heirs, executors, administra- tors and assigns, in fee simp2e, clear of all encumbrances whatever, by a good and sufficient deed, the lot, piece, or parcel of land, situate in the County of St. Lucie and State of Florida, known and described as follaws, to wit: ~ Lot 9, Block 11, of FORT PIffitCE BEACH SUBDIVISION, ac- cording to the revised plat thereof recorded in Plat Book 8, a t page 29, of the public records of St. Lucie County, Florida. and the said parties of the second part hereby covenant and agree to pay to the said party of the first part the sum of Zi~TELVE THOU3AND FIVS IiUNDRSD DOLLARS ($12,500.00), in the following manner: (a) $1000 on or before closing; (b) Assume first mortgage balance of $?860.44 to Firs t Federal Savings & Loan Association of Fort Pierce, Florida; (c) Pay $90 per moath on or before the lOth of each month, beginning 8/10/67, to First National Sank of Fort Pierce. $66 of each said $90 monthly payments shall be paid by Traub Enterprises, Inc. on the principal~and interest of $7860.44 first mortgage balance o~wed to First Federal Savings & Loan Association, and $24 of each of said $90 monthly payments shall be paid on the $3639.56 balance of the pur- chase price, which shall bear interest at 696 per annum. Each of said ; $24 payments shall be credited first to interest and the balance to ; principal and prepayment shall be permitted at any time without penalty. ~ At the time the $3639.56 balance of the purchase price is paid in full, ~ the Warranty Deed shall be released to parties of the second part and ~ fran that time on the parties of the second part.shall make the $66 monthly payments on the first mortgage directly to First Federal Sav- ings & Loan Association of Fort Pierce, Florida; and the said parties of the second part agree to pay all taxes, assessments or impositions that may be legally levied or imposed upon said land subsequent to the year 1966, and to keep the buildings upon said premises insured in some company satisfactory to the party of the first part, and payable for the parties, respectively as their interests may appear, "in a sum not less than Eighty-four Hundred Dollars ($8,400.), during the term of tliis Agreament.
