THIS WARRANTY DEED, Made and executed the 3rd day of Auqust
19 67 , by DONALD L. SHEPHARD, A3 TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,

wife

hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of

acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in ;

page 29 , Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to ~
said land and will defend the same aqainst the 3awful claims of all persons '
whomsoever; and that said Zand is free of all encumbrances. ~
This conveyance is made subject to the following conditions and restrictions '
which shall be construed as covenants real running with the land to wit; ;
1. Subject to existing easements, if any and to easements shown on the su}~
division plat. ~
2. Subject to restrictions of record recorded in Deed Book 244 ~
at Page 349 , public Records of St. Lucie County, Florida. ~
