! In order to more fully protect the security of this Mortgage, the
f - Mortgagos, togethes wfth, and in additia~n to the monthly payymeents
~ due under the terms of the Note secured hereby, on the ist day of
~ each and every aonth until said Note is fully paid, agree to pay
~ to and deposit with Mortqaqee an as~ount equal to one-twelfth (1/12th)
of the estimated annual real estate taxes, assessments, and fire~
extended coverage and other hazard insurance premiu~s, so that the
Irlortgagee vrill have on haAd an amount sufficient to pay each such
item on the date on which payaent af the saa~e becomes due and pay-
able. The Mortqaqee shall have the right to establish the an[ount
, of such escraw and the amount of the monthly deposit required to
create the escrc~r account for naya~ent of said items, although the ~
Mortgagee shall not be liable in any manner Eaac correctness of the
amount established and collected. The Mortgagors aqicee to deposit
with Mortgagee from time to time such additional sums in escro~r as
may be necessary to pay any deficiency in the escrow accowc~t
p required to be collected in order to aake the annual payments of the
foregofng items. In the event of default hereunder resulting in
acceleration by Mortgagee of the indebtedness secured by this
Mortgage, or in the event of foreclosure hereof, Mortgagee shall
have the right, at its sole option, to apply the.then balance
held in safd esaraw account to reduction of the indebtedness due
to Mortgagee an the Note secured hereby, such escrow deposit to
then be apnlied first to reduction of intezest, costs~ attorneys'
fees, and principal, in ~aid order.
