The mortgagee may collect a"fate charge" not to exceed two cents (2Q) for each dollar (Sl) of each payment more than fitteen, (1S) days in arrears to cover the exlra expense involved in handling delinquent payments. ~ 3. That if thc total of the payi~ents made by th~ mortgagar under (6) of paragraph 2 preceding shall exceed the amount of payme~ts actually made by the mottgagee, for gronnd rents, taxes and assessments and insurance premiums, as the case may be, such excess shall be credited by the mortgagee on subsequent payments to be made by the mortgagor. If, however, the monthly payments made by the mortgagor under (h) of paragraph 2 pre- ceding shall not be sufEicient to pay ground rents, taxes and assessments and insurance premiums. as the cese may be, when the same shall become due and payable. then the mortgegor shall pay to the mortgagee any amount necessary to meke up the deficiency, on a befoce the date when payment of suc6 ground rents. taxes, assessments, or insurance premiums shall be due.
