jb) To make assessment, collect said assessments, and use
and e~end the assessments to carry out fihe purposes and gowers of the
corporatton.
(c) To employ, dismiss and control the personnel necessary for
the maintenance and operat3on of the proj ect and of the common areas and
facilities, including the right and power to employ attorneys, accountants,
contractors, and other professionals as the need arises. ~
(d) To make and amend regula~ions respecting the operation
a~ use of the common elements and cor~dominium .property an~d the use and
maintenance of the condominium units therein.
(e) To contract for the manaqement of the condominium and to
desiqna,te to. such contractor all of the powers ar~d duties of the Association
, except those which may be required by the Declaration of Condominium to
have approval of the Board of Directors or membership of the Association.
(f) Designate one or more committees, which to the e$tent
_ provided in the resolution desiqnating such committee sha,ll have the powers
of the Board of Directors in the management of the business and affairs of
the corgoration. Such committee to consist, of at least three (3) members o
the corpora.tion, one of whom shall be a director. The committee or com-
mittees shall have such name or na.mes as may be determined from time to
time by the Board of Directors and said committee shall keep regular
~ minutes of their proceedings and report the same to the Board of Directors
as required.
, (q) To use and disburse the proceeds of assessments in the
' exercise of its powers and duties.
(h) The maintenance, repaar, replacement and operation of the
- condominium property. ~
(i) The reconsts.~uction of improvements after casualty and the
further improvement of the property.

(j) To enforce by lega,l means the provisions of the condominium
documents, the Articles of Incorporation, the By-La.ws of the Association,
and the regulations for the use of the property in the condominium.
-(k) To pay taxes and assessments which are liens aqa,inst any
part of the coridominium other than individual apartments and the appurten-
ances thereto, and to assess the same a,gainst the apartments subject to
such liens.
(1) To pay- a11 the Gost of a11 power, water, se~vver and other
utility services rer~dered to the condominium andnot billed to owners of
individual apartments.
The foreqoinq powers sha11 be exercised by the Loard of ~
w. R. scoTr I1.irectors or its contractor or employees subject only to approval by unit
owners when such is specifically required.
