!N ADD1TlON TQ THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
, , COVENANT AND AGREE THAT:
The MORTGAGOR herein shall make within 7 days of the due date, the payments calied
for i~ ihe 1Bt mort9sge now encumbering this property, to the MORTGAGEE herein at
lts offioe or some other ptaoe as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shatl pay within 30 days of the due date aR pertinent charges for fire and
wirsdstorm insurar~ce, all ad valarem city and/or county taxes, any special improvement assessments and any
other special governmental assessments or charges.
(3) If the MORTGAGOR herein do not make the payments on the 1 st mortgage , the fire and
windstorm insurance premiums and governmental taxes or special assessmenh as ihey come due, as wetl as
the payments talled for in this mortgage deed, then the MORTGAGEE herein can at it8
optwn make these payments, adding said payments made to tiie balanoe due hereunder. If any one or al! of
the aforesaid payments remain unpaid for a period of 7 days or mone, then the MORTGAGEE can at
optian, withou~ further notice declare the balanoe due under this mortgage due and payable in full at once
and forthwith plaoe the matter in the hands of an attorney for oollection or enforoement. In thia event all
eosts incurred will be chargeab{e to the balanoe due under thia mortgage.
(4) The MORTGAGOR herein shalf not fu~ther erxumber this p~operiy except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without this written permiuion will be null
- a~d void.
The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinanoe the first mongage
r~ow encumbering this property at any time deemed desiroble by the MORTGAGEE herein. The pra
ceeds of the said refinancing shall be applied against the unpaid 6alanoe due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
~ the existence of this mongage and the amount still due thereon on a estoppel form provided for this pur-
~ pose by the MORTGAGEE .
~ (7') Failure on the pert of tF~e MORTGAGOR to compty with~ p~rfcrm, or abide by any of the agreements,
stipufations, aonditions and covenants as set fortfi above In sectians 1, 2, 3, 4, 5, 6, empowera the MORT
~ . GAGEE herein, at his option, b declare tha entire balanoe due hsreunder, to be due and payable at once
~ without notica. Failure of the MORTGACsEE herein, to exercise this option at any time shall not- a~nstitute a
~ waiver of the ~ight to exercise this option at some later time.
~ (8) The MORTGAGOR furthe~ agree that this morigage oanstitutes the entere oontratt between the. pnr-
N - ties hereto, that they have read ihe provisjons of tbis mortgage and the note it securea and that they ara aware
of their right to have thei~ own attorney examine said mortgage t~gether with the ssid note it sewres and
advise them as to it. ~p~~ ~
