time as the Lessor may determine, and receive the rent therefor, applying the
same to the payment of th~ rent due by these presents, and if the full rental
herein provided shall not bet realized by Lessor over and above the expenses to
Lessor in such re-lettinq, the said Lassee shall pay any deficiency, and if more
than the full rental is realized, Lessor will pay over to said Lessee the excess of
demand.
6. Lessee agrees to pay the cost of oollection and ten per cent
attorney's fees on_any part of said rental that may be collected by suit or by
attorney, after the same is past due.
7. The Lessee aqrees that it will pay all charqes for rent, qas,
electricity or other illumination, and for all water used on said premises, -a~- .

8. The Lessor aqrees that the Lessee may make improvements on
; the properiy herein described by pavinq same for its utilization as a used car lot

and by constructing thereon a small buildinq which will be used as an office, with j

~ the express understanding that the Lessor will in no way- be liable for any claims
~ arisinq out of said construction and with the further understanding that no workman,
laborer or mechanic will have a prior claim to said property than that of the Lessor
by virtue of work performed on or•matertals furnished for said improvements.
9. In addition to the rent herein apecified, Lessee hereby aqrees

~ to promptly pay all real estate taxes assessed against the property prior to April lst
~ of the year subsequent to the assessment. The Lessee further agrees to foiward
proof of payment of said real estate taxes to the Lessor prior to April lst of the
year subsequent to the assessment. In event payment of said real estate taxes
