4. Lessor agrees. during 16e term of this lea~, to maiptain and keep the said bnildings, strnetares, unprovemenb
and equipment hereby leased ~n constant good condition and repair, and to perfocm any aecessary work of maintenanc~,
repair and/or restoration, at such times aad io such manner as not unreasonably or annecessarily to interfere witb Lesste's
use and occupancy of the leased premises. If the Lessor. after written dem~nd of Lesset so to do. sha11 fail or refuse to
immedi~tely make any necessary repairs and/or restontions, I.essee shall bave tbe rigbt to make sach npain and/or
restontions and charge the expef,se thereof to Lessor, wLich expense I.essor agrees to pay to Lessee on demand, and nntil
repaid to Leuee such expenditure. so made by Lesaee for the acconnt of Lessor, shall bear interest at the nte of per
annum. The Lessor, however, shall not bt reqnued to tepair any damage done or waste committed upon said premises~y the
Lessee, but the Lessee shall repair or reston any sad all damage or waste uused by Lesaee.
S. I.essor agrees to pay all tazes, sssesuneab. chsrges or ezpenses t6at may be levied or assessed agaiast said
teased premises. inclndiag all bwldings. strnctnres~ improvemeats and equ~pment thcrcon belonging to I.essor. for and dnring
the term of this lease. and to submit ta I.essee. npon rtqnest, receipts or other satisfactory evidence showing suc6 paymeats.
Lessee agrees to pay all taues and any ot6sr c6arges tbat may be ievied or assessed against its equipmeat and property
located on uid leased premises. In event Lessor shoWd fail or refnse to pay snch tazes or assessments beEore dcliuquent,
Lessee shall have the right bat aot the obligatioa to par same tor the account of Lessor. In the eveat Lessee pays such
tues or assessments of the I.essor. l.essor agrees to reimburse I.essee therefore npon demand, and nntil repaid to I.essee such
expenditure, so made by Lessee for the account of l.essor. shaU bear interest at the nte of 696 per annum. In tht event
Lessee pays auch taxes or assessments of the I.s~sor. I.essee shali be snbrogated to all the rights of the holder of suc6 lien ~
and in the event of a foreclosnre of any aath Uen aad the ssle of the leascd premises. Lessee shall have the rig6t to bny ia
said lsased premises for its own uconn~ -
