. PROVIDED ALINAYS, and thess presents are eade upon this express condition, that if
the lessee aforesaid shall pay or cause to be paid to the said party of the second part
all sums due for sales and use tax in connection ~rith the restaurant business conducted in
said building aa hereinbefore deacribed at the tiaie and in the a~anner in which the same
shall become due and payable, together with any penalty, interest or costs that may accrue
therein, then these presents shall cease and become null ar~d wid. ~
And the party of thd first part, for himaelf and his heirs, executors and administrators,
' does covenant and agree to and with the party of the second'part and his successors in
office, that incase default shall be made in the payment of the said sums above mentioned,
or any installaienta thereof, or in the _payoent of the +~twle or any part of the penalty,
` interest arx3 costs thereon at the tiese and in the manner provided by Chapter 212 Florida
Statu~~~, or in case the said party of the first part shall remove the said goods, chattela,
and personal property, or any of thene, without written pere~ission of the said party of the
second part, or pereait or suffer any attachment or other process to be levied upon said
~ property or any part thereof, then the said aggregate sum of nar~ey herein mentioned shall

~ become insta~tly due and payable at the option of said mortgagee and ther~ it shall and
may be lawful for the mortgaqe to be iamediately foreclosed for the whole~of said money,
penalty, interest, costs, fees, and charges, plus a reasonable attorney's fee and court
costs incurred by the party of the second part in the foreclosure of said mortgage.
