THIS WARRANTY DEED, Made and executed the 2nd day of p~tober
19 67 , Dy DONALD L. SHEPHARD, AS TRUSTEE, and JEROMS A. SIMONS, AS TRUSTEE,

WITNESSETH: That the Grantors for and in conside~ation of the sum of

acknowledged, by these presents does grant, bargain, sell, alien, retaise, re-
lease, convey and confina unto the grantee, all that certain land situate fn
St. Lucie County, Florida, viz:

LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 48, Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee sitnple forever.
AND the Gr~ntors here;by covenant with said Grantee that they are lawfully
seized of said_land in fee simple; that.they have good right and lawful author-
ity to sell and convey said 1and; that they hereby fully warrant the title to
said land and will defend the same againat the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the ~following conditions and restrictions (
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 252 -
~ at Page 239 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 1966 and subsequent years.
IN WITNESS WHEREOF the Grantors have used these presents to be executed
