tN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
(1) The MORTGAGOR herein shall make within 7 days of the due date, ihe payments called
for in the lst mortgage now encumbering this property, to the MORTGAGEE herein at
thei= offiae or some otF~ place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shatl pay within 30 days of fhe due date all pertinent charges for fire and
windstorm insuranoe, all ad valorem city arsd/w county taxes, any special improvement assessrt~ents and any.
other special governmenta) assessments or charges.
(3) If the MORTGAGOR herein do not make the payments on the 18t mortgage , the fire and
windstorm insurance p~emiums and governmental taxes or special asseumenta as they oome due, as well as
the payments called for in this mortgage deed, then the MORTGAGEE herein can at their -
option make these payments, adding said payments made to the balance due hereunder, if an~ one or ali of
the aforesaid paymenis ~emain unpaid for a period of 7 days or more, then the MORTGAGEE can at thei
option, without further notice declare fhe balance due under this mortgage due and payable in ful) at once
and forthwith plaoe the matier In the harxls bf an attorney for oollection or enforcement. . In this event all
oosts incurred will be chargeable to the balance due under this mortgage.
(4~ The MORTGAGOR herein shall not furtber encumber this property except by obtaining WRITTEN pef
mission of the MORTGAGEE herein a~d any attempt to do so without this w~itten permission wilt be nutl
and void.
(5) The MORTGAGOR herein wilt at the request of the M~RTGAGEE herein, r~nance ihe firat mortgage
now encumbering this property at any lime deemed desirable by the MORTGAGEE he~ein. The pro-
aeeds of the said refinancing ahsll be applied against the unpaid balance due hereu~der.
{6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowtedge, in writing,
the existence of this mortgage and the amount :till due thereon on a estoppel form provided for this pur-
posa by the MORTGAGEE .
(n Failure on the part of tf~e MORTGAGOR to oomply with, perform, or abide by any of the agreements,
stipulations, oonditions end aovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to dedare the entire balance due hereunder, ro be due and payable at onoe
without notice. Failure of ihe MORTGAGEE herein, to exercise this option at any time shall not aonstitute s
weiver of the right to exercise this option at some later time.
(8) The MORTGAGOR furtFur agroe tf~at thi: nwrtgage o~nstitutes the entire aontract between the par-
~ies hereto, that they have read tF~e provisions of this mortgage and the note it secv~es and thst they are aware
of their right to have their own altorney examine said mortgage together with the said nots it secures and
advise them as to it.
