. Al1 paymenta for releases of land ~hall be applied to the _
maturinq installment of principal maturinq under the note se-
cured hereby. Payments made on account of the note secured here-
~ by, where such payment~ are other than those which were made for
the release of land, shall likewise entitle the mortqaqor to re-
ceive releases of subdivided lots or acreaqe tracts computed in
accordance with the terms above set forth, except that release of -
tracts of less than teri (10) acres each may be procured in connec-
tion with the payment of an annual installment of the note saeured
hereby although the amount so paid on such annual installment is
less than the amount necessary to procure a release on ~en (10)
acres of land.

. The mortqagee covenants and agrees with-the mortgaqor that
the mortgagee will, from time to time, join in plats or r~plats (or
, rezoning) of unreleased portions of the property encumbered here-
by. The joinder by the mortgaqee in any plats will acknowledge,
in effect, that the lie~ of this mortqage, as to dedicated portions,
I is subordinate and subject to the plat or plats and to any dedi-
cations expressed therein, in all respects. The joinder by the
mortgagee_in any plats shall not be deemed or construed as ren-
dering the mortgaqee liable for the pavinq of any streets shown ~
on the plat or plats, or for any other obligations assumed by the '
