That for and in.consideratian of the sum of One Dollar ($1.00) and
other valuable considerations, in hand paid by each of the parties to the
other, receipt whereof is hereby acknowledged, and~also in consideration of
the mutual covenants, rights and obli~ations herein, have contracted and agreed
as followss
1. The first parties do hereby sell to the second parties, and the -
seoond parties do hereby purahase from the first parties the real ostate lo- ~
cated on :Torth 8th Street, Fort Pierce; F2orida, more particularly described
as follows: t

48, of the Public Records of St. Lucie Caunty,

2. The total purchase price of above real property is 810,0~0.00, of
~rhich $200.~0 haa been paid by the second parties to the first parties, receipt
rrhereof is hereby acknowledged; and the remainder of $9~800.0~ is due and pa~yable
in monthly principal and iuterest p~yments of $100.00 each c~n~_the 2nd cl~y of each
~ month beginning ~arch 2, 19b6 until fully paid. Said monthly psyments shsll be~
~ applied first to interest arid then on principal; said unpaid priucipal ~alances
~ from tine to time shall bear iriterest after FebruFiry 2, 1966 at the rate of six
~ per cent (6~) per annum, interest p~yable month~r. 'ime second parties shall have
the right to pa~y aqy additional aaount on ar~r payment date or dates and to prep~y
the entire balance at az~y time, all ~rithout penalty or extra c~arge for such priv-
ileges of prep~yment. ,
3. The second parties will psy taxes after 1965. (First parties are trans-
ferrireg to the second parties, without extra cost, the unused current insurance on
the above described prouerty).
4. The second arties will keep the property insured against loss by fire ;
(and eztended covera~e~ in the *~in~~ au?ount of $8,000.00, v~ith loss payable to i
~he first partiea, as their interest m~y appear, said policy to be deposited arith ~
the fir~t iarties, and premiiuns to be paid by the second parties. EoWever, should ~ {
the second parties fail to keep such insurance in force, or fail to pay the prem-
~ i~.im tbereon promptly, first parties sha11 have the option, but shall not be re-
quired~ to p~y said premiuan and any amounts so paid shall be added to thio Contract
~ and shall bear interest at six per cent (6~) per annum from date of such payment
or payments.
5. IIpon completion of pr~rnents to be made by second parties and interest
theraon, as agreed, first parties oovenant and agree to convey a good snd merchant-
able title to the subject property, as xell as gbstract of Title, to tne second
parties, their heirs and assigns, free and clear oP all liens.and~or encuffibr~nces,
except as to tsaes after 19b5, and except as to such liens and~or encumbrances sa
