10. That the whole of ~aid princinal sum shall innae3iately beco~ae du:
at the option of the mortgagee, after default in the performance of
any of the terms, provisions, covenants, or agreements contained
in any prior mortgage that n.ay be a superior lien upon s~id pre:aise:
or should any action be .:ormaenced to foreclose any -~uch prior ~aort-
gage.
11. That if default be made in payment of tax::s, assessments, insuranc~
premiums or principal and interest due •xpon sucr, ~r ior mortgage, and
if the default continues for a period of ten (10) days, the holder
of this mortgage shall have the right to pay such defaulted taxes,
assessmentss insurance premiums, or principal an~ interest on said
prior mortgage and the amounts so paid with interest thereon at the
r~te of ten per cent (10~) per annum map be added to the indebtednc
aacur~d bereby and shall be a lien on said prenises and be collected
as a~rt of the indebtedness secured bp this raortgage and 3n the
, event of any such pay~nents of any of said defaulted items, this
mortg,age and the whole indebtedness secured thereby ahall, at the ;
option of the holder thereof,without notice or demand, ingnediately

become due and payable, although the time limit for the payment
thereof may not have expired and the said holder shall have the
same rights and remedies as such holder would have if default were
made in the payments of the principal swn secured here~y,'a~ythir_g

12. That the Mortgagor shall not enter into any agreement with the
holder of any prior mortgage modifying, altering or extending the ;

same in any manner whatsoever without t~e written consent of the '
holder of this mortgage; and in the event any such agreement altcr-
ing: extending or mod3f~ing said mortgage is made by the mortgagor;
without the written consent of the holder of this mortgage, it sha]

constitute a deft~uit hcreunder. ~
12. That the Mortgagor and any subsequent owner of the mortgaged :
premises herebp agree up~n demand to execute an estoppel certificat:
in recordable form indicating the princiF,al and interest due here-
under, and failure to oxeeute said e~toppe~ certificata upon demand
