This Lease ahall commence upon the first day ~f the mor.th
following the completion of the said construction according

to the plans and specifi~ations attached.
4, It is further covenanted and agreed by and ]aetween
the parties hereto, that in case, at any time, default should
be made in any of the payment of rent herein provided for upon
the date the same becomes due and pay~ble, or if the Lessee
shall fail to perform or become in default of any of.the
~
covenants of the Lease by it to be kept and performed, a~d ~
if any such c3efaults shall have continued for thirty (30) ~
days after not~.ce thereof in writing to Lessee, then in any
or either of such events, it shall and may be lawful for the
Lesson~ at Lessors' election, to declare said demised term
ended and to re-enter upon said premises, either with.or
without process of law, the said I,essee hereby waiving any
demand for possession of said premises. And the Lessee
covenants and agrees upon the termination of said deinised ;
term, at such election of Lessors, the Lessee will surrender
and deliver up said property peaceably to the Lessors' agent
or attorneys inaanediately upon the termination of said demised _
term. If the alleged default by the Lessee is other than the
non-payment of rent or other sums of money requi,red to be paid
by the Lessee, and if curing the said default requires rsason- 1
ably more than thirty (30) days after written notice by Lessors ~

to Lessee, then Lessee shall not be deemed to be in such default }

as will authorize cancellation of this Lease if, within said i
thirty (30) days the ?~essee commences to cure such default,
