IN ADDITION TO THE COVENANTS HEREINAFfER SET OUT THE MORTGAGEE ~'.ND MORTGAGORS
COVEIVANT AND AGREE THAT:
(1) 7he MORTGAGJR herein shall make within 7 days of the due date, the payments called ;
for in the 1St mo~igage now encumbering this property, to the MOl2TGAGEE herein at ~
itS off~ce or some other place as de.signated by the MORTGAGEE herein. ~
(2? The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and ~
windstorm insurance, all sd valorem ciry and/or counh• taxes, any special improvement asseuments and any j
other special governm~nta) assessments or charges.
(3) If the MORTGAGOR herein do not make the payments on the lst mo~tgage , the fire and
windstorm insurance premiums and governmental taxes or spscial a~sessments as they come due, as welf as
the payments called for in this mortgage deed, then the MORTGAGEE hsrein can at its
option make these payments, adding said payments made to ths balance due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE ~ can at
option, r~~iihout further notice declare the balance due under this mortgage due and payabte in full at once
and forthwith place the matter in the hands af an attorney for coilection or enforcement. In this event all
costs incvrred will be chargeabte to the b~~ance due under this mortgage.
(4) The MORTGAGOR herein shall no~ further encumb~r this property except by obtaining WRITTEN per- ~
mission of the MORTGAGEE herein and any attempt to do so without this written Fermission will be null ~
anci voic;.
(5) The MORTGAGaR herein wiil at the request of the MORTGAGEE herein, refinance the first mortgage ~
now encum~ering this property at any time deerr~ed desirable by the MORTGAGEE herein. The prcr }
_ ceeds of tiw said refi~ancing shall be applied aga:nst the unpaid balance due hereundec. ~
(6) The MORTGAGOR herein wilt be at the request of the MORTGAGEE herein acknowledge, in writing,
thz existence of this mortgage and the amount still d~e thereon on a estoppe! form provided for this pur-
pose hy ihe MORTGAGEE . ~
(n Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, co~ditions and covenants as set forih above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entire balance due hsreuru3er, to be due anci payable at once
without notice. Fa:lure of the MORTGAGEE herein, to exercise this option at any time shall not constitute a ~
waiver of the right b exercise this option at some later time. ~
(8) TF?~ MORTGAGOR further agree that ihis mortgage constitutes ihe entire contract between the par- ~
ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
of their right to hove their own attorney examine said mortgege together with the said note it secures and ~
