The Mortgagor further oovenants as follows:
1. Thst he will psy the indebtedneas~ ae hereinbefora provided. Privilege is reeerved to prepsy at sny time~ `
witLout premiuan or fee, the entire indebtednees or any part thereof not le~ than the amount oi one installment,
or one hundred dollats (i100.OQ)~ whichever is lesa. Any prepayment made on other than an instbllment

2. In order more fully to protect the security of this mortgage, the 11Zortgagor, together with, andin addi-
tion to, the monthly paymenta under the terms of the note secured hereby, on t6e instaiiment due date dny of
each month until the seud note is fulty paid, will pay to the Mortgagee as trustee (under the terms of this
irast as hereinafLer stated) the following sums:
(a) A sum equal to the gronnd renta, if any~ neat due~ plus the premiums that will neat become due and
payable on policies of fire and other hazerd insurance covering the mortgsged pro~perty, plus tsaes
and asaessmente next due on the mortgaged properLy (all as estimated by the Mortgagee and ot
which the 1liortgagor ia notified) less all sums already pa~d therefor divided bl the number of montha
to elspse before one month prior to the date vrhen such~ground renta, premiums, t~euces, aud
ments wilI become deiinquent~ such sums to be held by Mortgagce in taust to pap said ground rente~
premiurna, tazes~ and special a~ssmente.
(b) The aggregste of tLe amounts psyable purauant to subparagrapL (a) and those paysble on the note
secured hereby, ahall be paid in a single paqment each month~ to be spplied to the follow~ng itema
in the ordet atated:
(I) ground renta, taxes, aseessments, fire, snd other haserd inaurance premiums;
(II) intereat on the note seciu~ed hereby; aud
(III) amortization of tLe principal of ssid note.
Any deficiency in the amount of such aggrngate monthlv payment ahall, unless made good by the Mortgagor

3. If the tatal of the paymenie made by the lfortgagor under (a) of paraAraph 2 preceding ahall eaceed the
smount of payments actually made by the ~iortgagee, ae trustee for ground rents, taaes and a.geessmente, and
insurance prem~ums, ea the case may be, such excess shall be cre~lited on ~ubsequent psyments to be made
by the Mort~a~or for such items or, at ~iortga~ee's option, as trustee shel) be refunded to lfortpagor. If,
