complied with and abided by, then the entire unpaid balance
of this agreFment shall forthwith and thereafter, at the
option of the FIRST PART~ES, become due and payable and the ~

estate hereb~• created in SECOND PARTIES shall cease, termi-
nate and be null and void. Furthermore, this agreement shall,
at the option of the PARTIES OF TAE SECOND PART shall for-
feit all payments made by them on this contract, and such ~
payments shall be retained by the PARTIES OF THE FIRST PART
in full satisfaction and liquidation of all damages by them '
sustained, and the said PARTIES OF THE FIRST PART shall have
the right to re-enter and take po ~ es ion of the premises
' aforesaid without being liable for any action therefor.

IT IS MUTUALLY AGREED by and between the parties hereto
that the time of each payment shall be an essential part of
~ this agreement, and that all covenants and agreement herein

contained shall extend to and be obligatory upori. the heirs, ~
executors, administrators and assigns of the respective

! parties. ~
