make any of the payments called for hereunder or to perform any
of the covenants on their paxt hereby made and entered into, within
fifteen (15) days after receipt of written notice from the Firs~
Party of said default, this contract, at the option of the First
Party shall be forfeited anc~ terminated, and the Second Parties
shall forfeit all payments made by them on this contract, and such
payments shall be retained by the First Party in full satisfaction
and liquidation of all damages by it sustained and the Fist Party
sha11 have the right to re-enter and take possession of the premises
aforesaid without being liable ta any action therefor.
8. That the second mortgage from the Second Parties to
the First Party will also contain a fifteen-day grace period.
It is mutually agreed by and between the parties hereto, that
the time of payment shall be an essential part of this contract, and
that all covenants and agreements herein contained shall ~xtend to
and be obligatory upon the successors, heixs, executors, admini.s-
trators and assigns of the respective parties hereto.
IN WITNESS WHSR~OF the parties hereto have executed this Agree-
ment accord ing to law, the day and year first above written.
