IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:
(1) 7he MORTGAGOR herein shall make within 7 da;s of the due date, the payments called
for in the lSt mortgage now encumbering this property, to the MORTGAGEE herein at
it8 offiae or some other place as designated by the MORTGAGEE herein.
~ (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent cha~ge= for fire anc!
windstorm insurance, all ad valorem city and/or aounty taxes, any special impravement assessments and any
other special governmenta) asseumenis or charges.
(3) If the MORTGAGOR herein do not make the payments on the 1St mortgage , the fire and
windstarm insurance premiums and governmental taxes or special assessments as they come due, as wel) as
the payments called for in this mortgage deed, then the MORTGAGEE herein care at its
option make these paymenSs, adding sai~ payments made to the balance due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE wn at itB
option, without furiher notice declare the balance due under this mortgage due and payable in full at once
and forthwith place the matter in the hands of an attorney for aollection or enforcement. In this event all
costs incurred will be chargeable to the balance due under this mortgage.
(4) The MORTGAGOR herein shall not furiher encumber this property except by obtaining WRiTTEN per-
mission of the MORTGAGEE herein and any attempt to do so without ihis written permiuion wil) be null
and void.

(5) The MORTCAGOR herein will at the request of the MORTGAGfE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of the said refinancing shall be spplied against the unpaid balanoe due hereunder.
(6) The MORTGAGOR herein will be at The requ~st of the MORTGAGEE herein acknowledge, ~n writing,
the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
pose by the MORTGAGEE . -
(n Failure on the part of the MORTGAGOR to oomply with, perform, or abide by any of the agreements, ~
stipuiati~ns, conditions and oove~ants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- 3
GAGEE .~erein, at his option, to dedare the entire balanoe due hereunder, b be due and payable at onoe
without notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not aonstitute a
waiver of the right b exerase this option at some later time.
(8) The MORTGAGOR further agree that this mortgage oonstitutes tfie entire contract between the par-
ties hereto, that they heve read the provisions of this mortgage and the note it secures and that they a~e aware ~
of their right b have their own attorney examine said mortgage together with the said note it setures and
advise tt~n as to it. i
