AND the said Mortgagor, for itself, its successors and assiqns, hereby covenants and sgrees with the Mortgagea, their heirs, leqal ~ . representatives and assiqns, as follows: l. To pay all and sinqular the principal and interest and other swns of money payable by virtue of said promissory note and this deed, or either, promptl.y on the days respectively the same severally become due. 2. To pay all and sinqular the taxes, assessments, levies, lia- bilities, obliqations and encumbrances of every nature on said de- scribed property, each and every, and if the sanae be not promptly paid the said Mortgagee, their heirs, legal representatives and as- ~ ~ signs, may at any time pay the same without waivinq or affecting the option to foreclose or any right hereunder, and every payment so made , shall bear interest from the date thereof at the rate of .6~ per an- num. ; 3.
