To Permit, rnmmit, or suffer rw waste, impairment or deterioration of said ~opert~, or any part the~+eof, and upon
the failuro oE the mortgagors to keep the buildings ort said property in good conditan of repair, the ~ssociation may demand the •
immediate repair o: said b~Wdings or the immediate repaytnent of the debt hereby sccured, and the failure oE the mortgagors
to rnmglv with said demand of the Association for a periad of Thirty (30) days, shall constitute a breach of this mortgage,
and, at t~e option of the A~ociation, immediateIy mature the entire amount of principat and interest hereby secured, and the
Association, immediately and without notice, may institute praceedin;s to forecbse this mortgage and applv for the appoint~ment
of a Receiver, as hereinaker provided.
5. T~us mortgage contract ~xovides for additional advanc~s which may be made at the option of the association and
secuned by this mo~tgage, and it is agre,ed that in the event of such advanoes the amount may be added to the mortgage debt
and shall increase the unpeid balance of the note heneby sec~ued by the amount of such advanee and shall be a part of said i
