condition and to maintain fire snd extended coverage insurance on
the buildings in an amuunt of not less than the balance dae Ven-
dors under this Aqreement or the maximwa insur.able value of thg
property, whfchever is less.
The time of payment shall be of the essence and in th
event of any default in payment of any part of the purchase money
as and when it becomes due or in the performance of any other obli
qations asswaed by the Purchasers in this Agreement, and in the
event that the default shall continue for a period of fifteen (15) ?
days, then the Vendors may consider the whole of the balance due
;
under this Aqreement as itnmediately due and payable and collectibl j
or the Vendors may rescind this Aqreement, retaininq the cash ~
consideration paid for it as liquidated damaqes, and this Agree-
ment then shall become null and void. In the event that it is

necessary for the Vendors to enforce this Aqreement bi~ foreclosure
proceedings or otherwise, all costs of those proceedinqs, includ- ;

ing a reasonable attorney's fee, shall be paid by the purchasers.
