ot this mortgage, then this mortgage snd the estate hereby created shall cease and be null and void.
The Mortgagor further covenants as follows:
1. That he w~ill pay the indebtedness, as hereinbefore provided. Privilege is reserved to prepay st anv time,
~vithout premium or lee~ the entire indebtecfiness or any part thereof not less thsn the smount of one u~statlment,
or one hundred dollars (i100.00), whichever is less. Any prepayment made on other than an installment
due date will not be credited until the next following installment due date.
2. In order more fully to pmtect the security ot this mort~;age, the ~iortga~or, together with, and in addi-
tion to, the mont.hly payments under the terais of the note secured hereby, on the installment due date dav of
each month until ihe said note is fully paid. w-ill pay to the :~tortga~ee as trustee (under the ter~ns if this
trust as hereinafter stated) the following sums:
(a) A sum equsl to the ground reats, if sny, next due, plus the premiums that will next become due and
psyeble on policies oi fire and ~ther hazard insurance covenng the mortgeged propert~, plus taxes
and assessmente next due on the mortgaged pmperty (all as estimated by the :~iortgagee and of
which the T~ortgagor is notified) less all sums already paid therefor divided b7 the number oi months
to elapse before one month prior to the date when such~ground rents, premiums, taaes, and ass~s-
ments will beeome delinqucnt, such sums to be held by Mortgagee in trust to pay said ground rents, '
