If the above-mentioned monthly payment in the amount
of $90.82 is not received by the 7th day of each month,
a late charge of $3.50 shall be added to said monthly
payment; a
In the above $90.82 payment is included $10.00 per month
toward an escrow account for taxes and insurance.
Should this amount prove inadequate, SECOND PARTIBS will
furnish FIRST PARTIES sufficient additional monies with
which to always keep the taxes and insurance paid current.
SECOND PARTIES hereby agree to pay all costs of record-
ing this Agreement, which is to be recorded by Deceiaber
31, 1967 in order for SECOND PARTIES to receive Homestead
Exemption.
SECOND PARTIES hereby agree to be responsible for all
taxes, assessments and impositions that may be legally levied
or imposed on said land subsequent to the year 1967. SECOND
PARTIES further agree to keep the buildings, now or hereafter
on said land, fully insured in a sum not less than $11,500.00,
in a company or companies acceptable to FIRST PARTIES, the
policy or policies to be held by, and payable to FIRST PARTIES, '
. and in the event any sum of money becomes payable by virtue of
said insurance, the FIRST PARTIES shall have the right to re-
ceive and apply the satne to the indebtedness hereby secured,
accountin to SECOND PARTIES for an sur lus. SECOND PARTIES

also agree to pay all costs, charges and expenses, lawyer's _
fees and title searches reasonably incurted or paid by FIRST
PARTIES because of the failure of SECOND PARTIES to promptly
_ and fully comply with all conditions and covenants in this
agreement. In the event SECOND PARTIES fail to pay when due,
any taxes, assessments, insurance premiums or other sums of
money payable by virtue of this agreement, FIRST PARTIES may
pay the same without waiving or affecting their option to
foreclose this agreement, and all auch payments shall bear
interest from date thereof at the highest lawful rate then-
allowed by the laws of the State of Florida.
