That if the said party of the second part shall first make ~he pay-
ments and perform the covenants hereinafter mentioned os his part to be
made and performed, the said parties of the first part hereby covenant and
agree to convey and assure to the said party of the second part in fee
simple, clear of all encumbrances whatever, by a good and sufficient
deed, the lot, piece, or parcel of ground situated in the County of St . Luc ie, _
State of Florida, known and described as follows, to-wit: ~

Lot 4 of the sutxiivision of Lot 2 of C~~~~~ing Company's
Subdivision of the NW 1/4 of Section 10, Township 35 ' ~
South, Range 40 East, as per plat thereof on file in
Plat Book 7, page 25 of the public records of St. Lucie
County, Florida. ,

~ and the said party of the second part hereby covenants and agrees to pay
the said parties of the first part-t!:~ sum of Eight Thousand One Hundred
Dollars (~8, 100. 00), together with interest at the rate of six and one-half
(6 1/2~) per cent per annum on the whole sum remaining from time to time
unpaid in the manner following:
$70.00 on the 15th day of November, 1967, and $70.00 on the lSth
day of each month thereafter until the aforesaid purchase price
of ~8,100.00 is paid in full, with said payments being applied first
to the interest and then to the princ ipal ; ~
~ and to pay all taaces, assessments or impositions that may be legally levied ~
or imposed upon said land subsequent to the year 1966, and to keep the :
buildings upon said premises insured in some company satisfactory to the
parties of the first part in a sum not less than its insurable value during the
