` AND the Grantors hereby covenant with said Grantee that they are lawfully i
seized of said land in fee simple; that they have good right and lawful author- :
ity to sell and convey said land; that they hereby fully warrant the title to ;
said land and will defend the same against the lawful claims of all persons t
whomsoever; and that said land is free of all encumbrances. -
This conveyance is made subject to the following conditions and restrictions
which sfiall be construed as covenants real running with the land to wit:
1. Subject to existinq easements, if any and to easements shown on the sub- "
division plat.
2. Subject to restrictions of record recorded in Deed Book 248
