1. To make all payments required by that note and this mortgage ~
promptly when due. .
2. To pay all taxes, assessments, liens and encumbrances on that prope y
promptly when due. If they are not pramgtly paid the.Mortgagee may
pay them Without Waiving the option to foreclose, and such payments,
~+ith intereat thereon from the date of pqyment at the same rate as
speci~`ied in that note, sball also be secured by this mortgage.
3. To comni.t, permit, or sufYer no waste, impaix~ent or deterioration
of the mortgaged property.
4. To pay all expenses reasonebly incurred by the Irbrtgagee because of ~ ~
failure of the MorCgagor to comply ~?ith the agreemente in that note ;
or this mortgage, including reasonable attorneys' fees. The cost
, thereof, with interest thereon from the day of payment at the same
rate as specified in that note, shall also be secured by this
mortgage.
5. If any payment provided for in that note is not paid ~rithin 30 days ~
after it becomes due, or iP•aqy agreement in this taortgage other '

than the agreement to mske the paym~ents is breached, the entire un id ~

option o~ the Mortgagee and the M~rtgagee may foreclose this mortga ;

to satisfy or apply on the indebtedness hereby secured.

instituted the court having ~urisdiction thereof should appoint a ~
receiv+er of the mortgaged propenty and apply tbose rents and profit
