The West 1/2 of Section 31, Township 36 South, Range 38 East,
less and except the West 125 feet thereof being riqht of way _
for Centrat and Southern Florida Flood Control District
Canal C-23, together with those certain items of personal property
described on Exhibit "B" attached hereto and made a part hereof.
Subject to non-exclusive easements as follows:
(1) That certain easement for roads and drainage canals
from W. W. Carlton and Annie G. Carlton, his-wife, to Chandler
Hovey, dated June 8, 1961, and recorded June 9, 1961, in
O. R. Book 11, Page 666, of the St. Lucie County, Florida,
Public Records, and subsequently conveyed to the Grantor in O. R.
Book 82, Page 451, Public Records of St. Lucie County, Florida,
and which the Grantor herein conveys any right, title or interest
thereto that Grantor might have to Grantee herein.
(2) Those certain easements described in O. R. Book 11, Page 664,
Public Records of St. Lucie County, Florida, to which the ~
Grantor herein conveys any right, title or interest that the ~
Grantor might have to the Grantee herein. {

Subject to the one-half interest in and to all oil, gas, sulphur ~
and other minerals and mineral rights reserved by George F. ~
Bensel and Ernestine Bensel, his wife, as set forth in that '
certain Warranty Deed recorded in Deed Book 158, Page 49, Public ?
Records of St. Lucie County, Florida, as modified by Partial
Release in O. R. Book 11, Page 662, Public Records of St. Lucie
County, Florida.
Grantor also conveys hereby any right, title or interest that .
the Grantor might have in permits of the Central and Southern
Florida Flood Control District to the use of Canal C-23 for
the purpose of drawing and discharging water, and otherwise. :

Al1 non-exclusive rights of Grantor in and to all easements
` for the Germany Canal located on or adjacent to the South line `
i of West 1/2 of the subject property.
The conveyance of said easements and permits shall be without
warranty as to title.
Subject to that certain mortgage held by the Mutual Life
Insurance Company of New York in the present principal amount
of $400,000.00, recorded in O. R. Book 86, Page 47, Public
Records of St. Lucie County, Florida, which the Grantee herein
assumes and agrees to pay.
Subject to taxes accruing subsequ~nt to December 31, 1967.
