2. To pay all and singular the taxes and assessments at
any time imposed, levied or assessed on the Hortgaged Pre~ises or
the indebtedness secured hereDy, or the Mortgagee's interest in
the mortgaged premises before they become delinquent. Tax receipts
shall be placed in the hands of Mortgagee within ten (10) days
after payment.
3. To keep the Mortgaged Premises other than land contin-
uously insured against loss by fire and such other hazards as may
from time to time be requested by Mortgagee in companies and in
amounts in each company as may be approved by and be acceptable to
Mortgagee; all insurance policies shall contain the usual standard
mortgagee clause making the loss payable, without contribution,
to Mortgagee as its interest may appear, and shall be delivered
promptly to and held by Mortgagee. Not less than ten days in ad-
vance of the expiration of each policy, to deliver to Mortgagee a
renewal thereof, together with receipt for the premium of such re-
newal. The proceeds of any such insurance or any part thereof may
be applied by Mortgagee at its option, either to the indebtedness
hereby secured or to the restorattion or repair of the property dam-

E 4. To keep the Mortgaged Premises and the fixtures now or
hereafter located thereon in good order and repair; to permit,
commit or suffer no waste, impairment or deterioration thereof; to
preserve, maintain and care for any timber, pastures, orchards, citrus
groves, fields and other agricultural developments now or hereafter
located thereon, including, but not being limited to, cultivation,
spraying, dusting, pruning, fertilizing, liming, draining, irrigat-
~ ing, protecting against damage by fire and r~lanting when neces-
sary, all to be done in accordance with good husbandry and the most
~
~ approved methods of agricultural management.

~ 5. To comply as far as they affect the Mortgaged Premises, ~
with all statutes, laws, ordinances, decress and orders of the United
~
~ States, the State of Florida, and any political subdivision thereof.

~ 6. To pay to Mortgagee upon demand all sums, including costs,
